Why J-Bay homes are adding aircons

Jeffreys Bay has always relied on the sea breeze to keep houses cool. That works well on most days, but every summer there are hot, windless stretches and berg wind days when houses heat up fast and stay warm into the night. Holiday guests notice. Permanent residents notice too, especially in upstairs bedrooms and rooms with big north- or west-facing windows.

The other big driver is holiday letting. In a town where many properties are rented out over December, Easter and surf events, an aircon in the bedrooms is often what makes a listing stand out, and guests increasingly expect it. If you rent your home out, a well-chosen, well-installed aircon pays for itself in bookings and reviews.

The J-Bay conditions we plan for

Salt spray close to the beach

Homes along the beachfront in Wavecrest, Paradise Beach and parts of Aston Bay are exposed to salt-laden wind for much of the year. Salt settles on the outdoor unit's coil and fittings and slowly eats away at bare aluminium and steel. On these homes we recommend a unit with a coated condenser coil, stainless or galvanised brackets and fixings, and an outdoor unit position that is out of the direct line of the sea wind.

Sand and wind

The dunes and open plots around town mean wind-blown sand is a fact of life. Sand gets into the fins of the outdoor unit and builds up at the base. We mount outdoor units high enough off the ground to avoid drifting sand where possible, and we keep them away from corners where sand collects.

Noise in quiet streets

J-Bay's residential streets are quiet at night, and an outdoor unit placed right next to a neighbour's bedroom window can cause friction. Inverter units run much quieter at low speed than fixed-speed units, and we choose outdoor positions that keep noise away from neighbours, bedrooms and outdoor entertainment areas.

Holiday rentals: what we recommend

If the aircon is going into a rental property, a few choices make a big difference to running costs and callouts:

  • Inverter units. Guests often leave the aircon on while they are at the beach. An inverter unit uses far less power when it is just holding a temperature.
  • Simple remotes. Choose a model with a straightforward remote. Leave a one-page instruction sheet in the room with the basic buttons and a request to keep doors and windows closed.
  • Sensible default settings. Setting the unit to around 23 to 25 degrees in cooling mode is comfortable for most people and much easier on the system than 16 degrees.
  • Easy filter access. Filters should be cleaned regularly in a busy rental. We position indoor units so filters can be reached without moving furniture.
  • A pre-season service. Book a check in October or November, before the December rush, so any issues are sorted while there is still time.

Sizing for Jeffreys Bay

Most bedrooms in J-Bay are well served by a 9,000 or 12,000 BTU unit. Upstairs rooms under the roof, rooms with large sliding doors and open-plan living areas often need 18,000 BTU or more. Many coastal homes have big glass frontages to take in the view, and glass lets in a lot of heat, so we always look at the windows and orientation before recommending a size.

If you also want heating for the cooler winter months, a reverse-cycle inverter unit gives you both. J-Bay winters are mild compared to inland, so a correctly sized reverse-cycle unit heats a bedroom or lounge comfortably.

The installation itself

On installation day we confirm the indoor and outdoor positions with you, mount the indoor unit level, drill and seal the wall penetration, run insulated copper pipes and a drain line with a proper fall, and mount the outdoor unit on suitable brackets or a base. We then pressure test the connections, pull a vacuum to remove air and moisture, release the refrigerant and test the system in cooling and heating.

Drainage gets extra attention on the coast. Humid air means the indoor unit removes a lot of water, and a drain line without enough fall will eventually leak indoors. We route the drain so it falls cleanly to the outside, away from walls and walkways.

If you are not in town

Many J-Bay homeowners live in Gqeberha, Johannesburg or further away. We can plan the job over WhatsApp using photos and measurements, arrange access with a caretaker, rental agent or neighbour, and send you photos of the finished installation. Payment and paperwork can be handled remotely.

Warranty: Every aircon installation carries a 2-year warranty, and we service the unit free of charge every six months for those two years. Backed by 15+ years of experience.

Frequently asked questions

Can you install aircons in a holiday rental while I am away?

Yes. We plan the installation over WhatsApp, arrange access with your agent or caretaker, and send you photos of the finished work. Many of our J-Bay installations are done this way.

Which J-Bay areas do you cover?

All of Jeffreys Bay, including Wavecrest, Paradise Beach, Aston Bay, C-Place, Kabeljouws, the CBD and Noorsekloof, plus nearby areas like Humansdorp and St Francis Bay.

How do I stop my outdoor unit rusting so close to the sea?

Choose a unit with a coated condenser coil, use stainless or galvanised brackets, place the outdoor unit out of direct spray, rinse it with fresh water now and then, and book a service every six to twelve months.

What warranty comes with an aircon installation?

Every aircon installation carries a 2-year warranty, and we service the unit free of charge every six months for those two years. That is four free services, which keeps the unit efficient and catches problems early. Repairs carry a separate 6-month warranty.

Do you charge a callout fee?

Our callout fee is R400. It covers the visit and the diagnosis, and it is waived if you go ahead with the repair or installation, so you only pay it if you decide not to proceed.

How quickly can you get to me in Jeffreys Bay?

We cover Jeffreys Bay on regular runs and offer same-day or next-day callouts where possible. Book early in December, our busiest month on the coast.

Are you an authorised agent for the brands you work on?

No. A1 Refrigeration is an independent company and is not affiliated with or authorised by any manufacturer. We install all major brands of air conditioners and back our work with our 2-year installation warranty. If your appliance is still under the manufacturer's warranty, check with the manufacturer or your retailer first, as independent work may affect a warranty claim.
