Kommetjie

Kommetjie is a small coastal village on the Atlantic side of the Cape Peninsula, known for the Slangkop lighthouse, its rocky shoreline, kelp forests and some of Cape Town's most respected surf breaks. It has a mix of permanent residents, surfers, families and holiday homes, with Long Beach stretching towards Noordhoek.

Salt and mist

The Atlantic brings salt spray, strong winds and regular sea mist. Together they create damp, salty air that reaches almost every exposed surface.

Aircons

Outdoor units corrode quickly: fins crumble, copper joints develop pinhole leaks and brackets rust. For Kommetjie homes:

• A coated condenser coil is strongly recommended on any new unit.
• Use stainless steel or galvanised fixings.
• Place the outdoor unit on the most sheltered side of the house.
• Service every six months, and rinse the outdoor coil with fresh water between services.

Every installation we do comes with a 2-year warranty and a free service every six months for those two years, which keeps on top of corrosion during the first critical years.

Fridges and freezers

Condensers on fridges in garages and outdoor areas corrode and clog. Vacuum them regularly and keep appliances out of direct wind and spray.

Electrical connections

Damp, salty air corrodes connections on stoves, washing machines and appliances in garages and outside laundries. Tripping, intermittent faults and burning smells all need checking promptly.

Surf households

Surfers' homes bring sand, salt water and wetsuits indoors. Rinse wetsuits by hand in fresh water instead of in the washing machine, shake out towels outside and clean the washing machine pump filter often.

Damp and mould

Mist and damp mean front loaders, dishwashers and fridges that are closed up grow mould quickly. Leave doors ajar after use and when you go away. Oven elements can absorb moisture and trip the earth leakage; have them tested rather than resetting the trip repeatedly.

Holiday homes

For Kommetjie holiday homes, switch appliances off at the wall or isolator when you leave, close the taps to washing machines and dishwashers, prop open the fridge if you switch it off and book a pre-season check. We can coordinate access with neighbours or caretakers.

Long Beach and Imhoff's Gift

Kommetjie spreads from the old village near the lighthouse to the newer homes at Long Beach and the estates around Imhoff''s Gift and Klein Slangkop. Homes closest to the beach take the most salt and mist, while those further inland are a little more sheltered but often have larger gardens and outbuildings.

Practical tips for all of them:

• Rinse aircon outdoor units after windy spells.
• Clean wetsuit sand out of the washing machine filter regularly.
• Keep outbuilding appliances on their own surge protection.
