Sea Point is one of Cape Town's busiest and most densely populated suburbs. Aircons on balconies

Most Sea Point aircons have their outdoor units on balconies, rooftops or building walls facing the sea. Salt spray, especially during winter storms from the north-west and the summer south-easter, settles on the condenser coil and slowly corrodes the aluminium fins and copper joints. The first sign is usually weaker cooling or heating; eventually the unit leaks gas and stops working.

For Sea Point units we recommend:

• A professional service every six months, including coil cleaning and corrosion checks
• A gentle freshwater rinse of the outdoor coil between services where it can be reached safely
• Coated condenser coils and stainless fixings on any new installation
• Checking brackets for rust, especially on high-rise balconies

Fridges in compact kitchens

Many Sea Point kitchens were designed around smaller appliances, and modern fridges are often squeezed into cavities with little room around them. A fridge that cannot release heat from its condenser runs longer and hotter. Add salt and dust from open windows, and compressors and fans wear out sooner.

Leave a gap at the back and top of the fridge, keep vents clear and vacuum the condenser coil twice a year.

Salt air drifting through open windows reaches the connections behind the stove. Corroded connections overheat, which can make plates work intermittently, cause burning smells or trip the power.

Leaks travel downwards

In a block of flats, a burst washing machine hose, a leaking dishwasher seal or a blocked aircon drain does not just affect you. Water travels through floors and ceilings into the unit below. If you see water, switch off the appliance at the wall, close the tap and call us. Braided stainless steel inlet hoses, regular drain flushing and closing taps when you travel all reduce the risk.

Body corporate rules

Aircon installations usually need body corporate approval for the outdoor unit position, pipe routes and sometimes the type of unit. We send photos and details of the proposed installation so trustees can approve it before we book the work.

Sea Point has a large number of short-term and holiday rentals. Guests rely on the aircon, fridge, washing machine, dishwasher and coffee machine, and problems quickly turn into poor reviews. A pre-season check before December is a good investment.
